The BS8102: 2022 Code of Practice for ‘Protection of Below Ground Structures against Water Ingress’ clearly states that a waterproofing specialist should be part of the design team to create an integrated solution.
This specialist must be:
1. Qualified and experienced, commensurate with the project size and complexity.
2. Able to devise solutions that accommodate project constraints and construction methods.
3. Capable of providing detailed guidance on design, installation, and future maintenance.
Waterproofing design should be incorporated before the technical design stage at the latest, ensuring that the waterproofing solution is part of the overall project planning. We work closely with the design team to address any issues and develop a cohesive waterproofing strategy.
There are two primary ways water can penetrate a structure below ground level:
Capillary Suction: Water moves through the capillaries in the ground and structure, causing surface dampness but not flooding.
Hydrostatic Pressure: When the ground is saturated, water is forced into the building, causing potential flooding due to pressure behind the water.
For horizontal surfaces such as podium decks or buried roofs, waterproofing requires a robust design, proper drainage, and installation of suitable membranes. These structures need to be designed with adequate falls (at least 1:80) and proper drainage systems to prevent standing water and hydrostatic pressure.
In the image shown, we used a Koster Deuxan 2C liquid-applied waterproofing membrane combined with a Delta Geo-drain Quattro membrane for a new build project, ensuring full compliance with BS8102: 2022.
