BS8102: 2022 Compliance
BS8102: 2022, the Code of Practice for the ‘Protection of Below Ground Structures against Water Ingress’, requires habitable basements to conform to Grade 3 of Table 2. This means there should be no water ingress or damp areas. In addition, proper ventilation, dehumidification, or air conditioning must be implemented, depending on the intended use of the space.
While it’s impossible to completely eliminate water and water vapour from any environment, a building is considered dry if the moisture present does not cause damage or present a health risk. Our expert waterproofing solutions ensure that no water ingress or dampness affects the space.
The first step is to conduct a thorough survey to assess the building’s structure, external ground conditions, and drainage. We then design a waterproofing system that reduces water penetration to an acceptable level. Typically, we apply a waterproof membrane to the internal face of the structure or install a drainage membrane, which directs ingress water to a suitable collection and disposal point.
For instance, in one of our recent projects, we installed a Type C cavity drain membrane in a 600m² mill basement, coupled with a twin backup pump system to ensure proper drainage and moisture control.
We also handled a complex project in a large Victorian basement, where a central drainage system was installed due to the intricate layout of the rooms.
