Drone Surveys, Robots and Rising Damp: How We Diagnose What Others Miss

There is still a version of a building survey that involves a quick walk around with a clipboard and abasic moisture meter. It is fast, relatively inexpensive, and in many cases it misses the underlying problem.

That is usually where I become involved.

At Olympic Surveyors, the approach is driven by what the property actually requires, not by howquickly the inspection can be completed. Many of the defects I am asked to investigate cannot beproperly assessed from ground level or by visual inspection alone. 

For roofs, chimney stacks, high-level masonry and rainwater goods, I use UAV drone surveys. Theseallow detailed inspection without the need for scaffolding or access equipment, and more importantly, they provide clear, reviewable imagery rather than a brief visual check from a distance.

Where issues are suspected below ground floor level, particularly within sub-floor voids, roboticcrawlers are deployed. These units can access areas that are simply not reachable, recording condition, moisture patterns and ventilation provision. In many cases, this is where the real cause ofdecay or dampness is found.

Thermal imaging is also used where appropriate, helping to identify temperature differentials,insulation defects and potential moisture pathways that would otherwise go unnoticed.

The key point is this. The equipment does not solve the problem. It provides the evidence. The valuelies in understanding what that evidence is telling you and applying it correctly to the building. 

If a defect has been looked atpreviously but not properly explained or resolved, it is often because theinspection never went far enough. In those situations, a more detailed and properly informedinvestigation is usually what is required.
